Taxes and additional costs when buying real estate in Turkey

When buying real estate in Turkey, you need to pay a one-time tax for registering property rights of 2-4% of the cadastral value of the real estate object specified in the Tapu.
In addition to the tax for registering property rights (Tapu), you should consider additional one-time payments:
• translation and notarization, various fees: certified translator services. (An accredited translator is present at all transactions with foreign citizens at the notary and Cadastral Office).
• costs for connecting electricity and water (approximately $160 when buying new construction),
• obtaining a technical passport (Iskan) when purchasing new housing ($350 to $2000).

Costs after purchasing real estate in Turkey

1. Appraisal report indicating the cadastral value of the property is a mandatory document. $300;
2. State duty when buying housing 1%.
3. Registration of Property Ownership Certificate - 2% of property value when buying from a legal entity or 4% from an individual.
4. Agency Commission: commission is already included in the price lists of construction companies in Alanya. No additional commission is charged from the buyer.
5. Translator costs and notarization of power of attorney $200.
6. Lawyer services: TAPU registration (property rights), Turkish citizenship registration.

Turkish citizenship when buying real estate

Turkish citizenship through investment can be obtained in just 4 months.
The most profitable option for capitalizing investment opportunities is purchasing real estate in Turkey worth from $400,000. The property can be rented out and also profitably resold after 3 years.
Real estate for citizenship can only be purchased from a Turkish individual or legal entity. If the seller is a foreigner, participation in the program is excluded.
Funds must be officially transferred through a bank from a foreign or Turkish account of the buyer to the seller's account. Investors must convert foreign currency to Turkish lira before investing in appropriate assets.
You need to purchase real estate (new, secondary housing, commercial property or land) worth the equivalent of $400,000. This is the cadastral value of the object. It must be indicated in the ownership certificate and confirmed by an appraiser's report from an accredited company. Therefore, much depends on the project in which the object is purchased.
When buying real estate, you need to provide the following documents:
Compliance certificate. It is obtained from the Ministry of Environment.
Property appraisal report. It must indicate the market price of the property. The report is prepared by a licensed specialist based on the Turkish Central Bank's selling rate on the appraisal date.
Copy of real estate registration in the land cadastre. It must be certified by the relevant cadastral authority.

Is it possible to get installment payments from the developer?

Yes. The usual installment period is from 6 months to 2 years. As a rule, the installment period depends on construction timelines, but in some cases developers provide installment payments for completed projects as well. There are also projects under construction with 5-year installments with a 50% down payment.
To get installments, you don't need to collect any documents, prove your creditworthiness or pay additional commissions.
Of course, to become a full owner and get TAPU you can only do so after paying the full cost of the purchased housing.

Is it possible to register TAPU for two or more people?

Purchased real estate can be registered to several people, even minor children, all of them are listed in TAPU, and the number of co-owners and their ownership shares are determined exclusively by the buyers. All co-owners have the right to sell their share to a third party, but only with the consent of other owners of the given property.

What is the taxation when selling real estate in Turkey?

In the Turkish Republic, income obtained from property resale is subject to taxation. If the owner is a legal entity, the amount is 20%. Individuals are not required to pay this fee if they owned Turkish property for more than 5 years.
If an individual owned housing in the Turkish Republic for less than 5 years, then the difference between the price of the real estate object from the seller's TAPU and the new value approved by local authorities and written in the new TAPU is subject to taxation.
The capital gains tax can be 15-35%. It is important to submit official information about the sale of real estate in Turkey within 15 days after the transaction is fully completed.

To make a SWIFT transfer, you need to provide a number of documents to the sending bank, the main ones being:
- Reservation form;
- Tapu – property rights registration in Turkey (high-quality scan);
- Developer company registration;
- Payment invoice (proforma invoice);
- Owner documents, including copies of beneficiary passports and confirmation of current shareholder composition (in Russia, for example, this is an extract from the Unified State Register of Legal Entities) and others.
